T E M P L E T R E E   B A L I   V I L L A S

These terms and conditions are applicable for all Bookings.


In the event an official Covid-19 related Bali Travel restriction prevents you from arriving to Bali to enjoy your holidays; we guarantee you can change your reservation dates without extra charges for up to a year of your original travel dates!


By requesting an online quotation or by completing an online reservation/booking or by placing your booking over the telephone, you accept these Terms and Conditions as a binding contract between Temple Tree Bali Villas (abbreviated “TTBV”) on behalf of yourself and any other members of your party. TTBV cannot accept your booking without a completed online reservation or an email request to reserve your villa or your verbal confirmation to proceed given over the telephone. A written/emailed booking confirmation sent to you by TTBV means TTBV has accepted your booking, subject to receiving your deposit.


It is vital that we have a valid email address. If you change this you should inform us immediately. We correspond by email. Once your booking has been made and we have received your deposit, all further correspondence is by email. We also require a mobile phone no. so we can contact you during your stay. In order to comply with Indonesian regulations, we require a copy of all guest passports. We also require the telephone number of any person(s) who are paying for the villa rental by credit/debit card. For all payments made by credit/debit card the cardholder must be present on arrival at Temple Tree and must show their booking credit card and passport as proof of card ownership and verification.


Your reservation is only guaranteed once your deposit has been received. Please read the Booking Policy on our Booking Pages. Payments can be made by ‘On-Line Payment’ via Credit/Debit card or ‘Bank Transfer’. Failure to make your balance payment on time may result in a cancelled booking and forfeit of deposit.
FYI...all foreign currencies will be converted to Indonesian Rupiah IDR at the spot market rate on the day payment. No currency margin or commission is taken by TTBV.



Temple Tree will open a Security Deposit of IDR 1,000,000 (< $USD100) on Visa or Mastercard at Check-in. This is not a charge but a ‘Reserve’ against your Credit card. This Security Deposit Reserve will be cancelled and refunded at Check-out (not charged to your credit card) unless damages are incurred. We require you to inform us of any damage or breakages caused during your stay by written list of any breakages, stains or damages at Check-out. TempleTree prefers to do a quick pre Check-out inspection of the Villa property prior to your departure. We understand that sometimes this is not always possible due to various time constraints on behalf of Management or Guest. In such cases a full and detailed check will take place after your departure and before the next Guest's arrival. You will be advised of any faults or damages found (supported by photos where-ever possible) and we will advise you as soon as possible of the cost of repair or replacement. Sufficient time must be allocated as we usually must seek quotations from 3rd Party suppliers.
Anything damaged, spoilt or broken will be charged at the replacement cost. Any items having to be purchased will be replaced with 'like for like' of the same quality and standard. Rest assured no 'mark-up' or surcharge will ever be added.
The security deposit will be refunded after the property is fully cleaned and checked as detailed above. Should the security deposit not cover all the damage, repair or replacement caused then we will require additional funds to make up the difference. Your confirmed booking with us pre-authorizes us to charge your Credit/Debit card to cover such additional damage or replacement costs. And in those cases there is no Credit/Debit card on record you agree to transfer the additional funds within 7 days of the notification of the extra costs.



On the Arrival day of your Villa stay, your Villa will be ready for you from 2pm. Check in is available usually until 6pm. If you should arrive later, please be so kind and notify us in advance. If your flight is delayed or cancelled, you are required to contact TTBV so we can notify everyone involved. Failure to notify us prior to take-off of any flight delay or expected Villa arrival time of more than 30 minutes, will result in a charge of IDR 350,000. If there is a delay, please call and text the mobile number of our Villa Manager we provided to you with your Villa Booking and pre-arrival information. Arrivals after 22pm may incur supplementary charges. Please contact us in advance.

Early Check - in 12.00 (Noon) subject to availability of your villa! Kindly contact us in advance.

On your departure day please be ready to meet our office representative for a pre-check out Villa inspection between 9am and 10am. The villa must be vacated by 11pm.

Unless by prior agreement with TTBV, failure to leave by 12pm will incur an extra half day rental charge. Failure to leave by 2pm on your departure day will incur an extra full day rental charge. Please inform our Villa Manager in advance so we can come to an arrangement that best suits your forward travel plans.

TTBV reserves the right to amend the Booking Dates or Refund Payment. This may be due to unforeseen reasons, not limited to but including; adverse weather conditions, riots, war and or matters concerning participants safety, operational circumstances such as damage caused by fire, or the villa becoming unusable due to utility company service work or lack of services, leaks, repair work or any other such reason. In these circumstances your Booking may need to be adjusted accordingly. TTBV is not liable for any additional costs or losses that may be incurred by Guest due to circumstantial Booking Changes. This includes, but not limited to, any extra hotel reservations or car rentals or the cost of non-refundable airline tickets. Situations may arise which, in our opinion, make it necessary for us to alter the original Booking Schedule. If you cannot accept the dates of any revised Booking that TTBV proposes, then you may propose alternative dates which TTBV will consider. We advise that your travel insurance covers Holiday Curtailment.

In the event before your arrival or during your period of stay, your reserved Villa choice becomes unavailable or unusable for any reason, excluding Force Majeure, we reserve the right to offer you an alternative property of the same level of quality and in a similar area or to refund all monies paid to date and cancel the Booking. We reserve this right in the case of availability clashes, unexpected, unforeseen or uncontrollable situations. Should TTBV successfully be able to offer you a similar property and location, a pro rata refund for the difference will be refunded if the property offered is a lower rental cost for the same period. If TTBV is not able to find a similar property then a full refund of monies paid will be returned or
in the case that some time has been used already at the property before it becomes unavailable then a pro rata refund will be given. This constitutes the maximum liability of TTBV. TTBV are not responsible for any other consequential expense or costs incurred including rearranging or cancelling flights or car hire. We always recommend holiday travel insurance to cover the unforeseen.



TTBV recommends that you take out adequate travel insurance, including cover for medical treatment, accidents and repatriation and holiday cancellation and curtailment. It is your responsibility that you arrange or ensure your party have appropriate comprehensive travel insurance. This to include cover for illness, personal injury and travel delay/cancellation. We assume that such a policy is in force before you depart for your holidays.


Prices quoted or viewed on our website are those in effect at the time when you made your Booking and remain guaranteed once the deposit has been paid. Once a price has been agreed and deposit paid TTBV will not change this price under any circumstances. This is your protection and our commitment against any general reference rate price increases.


We are responsible for providing the services listed on our website where it is within our control. We carefully and regularly monitor our properties. TTBV cannot guarantee that all items listed on our website will be functional at all times, however all endeavors will be made to rectify any problems as soon as we possibly can. We reserve the right with or without prior notice to withdraw any part or all of the facilities available and to make such changes as may be necessary. Furthermore, it is agreed by you that the owners, operators and agents of the TTBV rental property are not the guardians of any customers safety and they, individually or collectively, cannot be held liable in any way for any occurrence, which might result in illness, injury, death or other damage, loss or theft to the customer, his property, or his family, heirs, or assigns. The liability of TTBV is limited to the total of the Booking price irrespective of the title/claim.


Our Agents and Representatives are independent parties. We are not responsible or liable for their failure to provide any service as may be described in our literature.


You agree at all times to keep the villa clean and tidy. If any spillage occurs or breakages it must immediately be wiped and cleaned. Under no circumstances can glass or crockery be left outside as it attracts insect and rodents, as well as can be broken by the wind. Under no circumstances can glasses, bottles or crockery be taken into the pool. Plastic glasses, plastic bottles and drink aluminum cans must only be used. If a member of staff sees any glass items or bottles either in or around the pool then the pool will be drained and checked for broken glass. Depending upon the pool size a cost between of IDR 3,000,000 and IDR 5,000,000 will be charged to replenish and re-condition the water fit for swimming. During this time (48 to 72 hours) the pool (and most likely the Villa) will be closed and unavailable for further rental. We bring this to your most immediate attention.

You must ensure that the villa is in the same condition when you leave as it was when you arrived. Please let us know immediately if something gets broken, stained, marked or damaged during your stay so that we can replace it at once. Depending on what is broken charges may apply.


Join us in reducing waste, water and energy. Every effort has been made to offer you a luxury private pooled villa experience. In return we ask your participation to be conscious while in Bali. To tune into life and to be less of a burden to the environment. Together we can make a difference. Its simple and common sense; when you leave a room turn off the lights, fans, and especially air conditioning and other high-energy consumption devices. Air conditioning should never be left on in rooms unoccupied as it only takes 3 to 5 minutes to cool a room after startup. Also air conditioning should never be switched on in rooms where either doors or windows are open. This not only defeats the purpose of putting on the air conditioning but can also lead to damage to the air conditioning system as it will be overworked trying to cool a room to a desired temperature that it will never be able to reach. If our Staff see air-conditioning left on in unoccupied rooms and rooms with exterior doors and windows left open they will disable the air conditioning unit immediately.

The villas are thoroughly checked for any damages and malfunctions before your arrival and operationally ready. Any issues that cannot be fixed are recorded and you shall be notified at Check in. If you see any stains or markings especially on fabrics, scratches on glass surfaces, broken items of furniture, doors or any item not functioning; please report it to our Villa Manager as soon as possible after Check-in. Remember unreported damages found after your stay will be your responsibility.


The use of the villa and facilities are described on our Website or your Booking Confirmation. Please note TTBV cannot guarantee that all items or facilities listed on our Website will be functional at all times. If you or we find a fault, all endeavors will be made to rectify any problems as soon as we possibly can. Please advise us straight away of any such issues so we may best remedy for you. Items can breakdown and utility services can get interrupted from time to time however rare. Please know we will make every effort to ensure your safety and comfort. We offer complimentary services to ease any inconvenience. Each Villa includes a secure safety box in the Master Bedroom. Please place your valuables there when not in the Villa. For securing larger items please contact Temple Tree Office.


Our properties are non-smoking properties. Smoking is only allowed outdoors. Please do not throw cigarette filters or cigarette/cigar stubs on the ground, in gardens or plant pots. If our gardener is required to collect cigarette stubs from these areas a daily charge of IDR 100,000 applies. If the Villa interior smells of any smoke or odors then we must undertake cleaning of all fabrics involved which will be charged between IDR 500,000 & IDR 1,000,000 per room depending upon the Villa’s upholstery, rugs, curtains, linen etc. affected.


TTBV, our maintenance team, gardener, housekeeping staff, the representatives of TTBV or their subcontractors have the right of access the Villa at any time with due regard to your convenience as our Guests for the purpose of linen changes, pool cleaning, garden maintenance, inspection and/or viewing of the property and to carry out any essential or routine repair or maintenance work.

Except for emergencies, we will make every effort to schedule the essential service, repairs, maintenance, cleaning and regular gardening at a time convenient to you and respectful of your privacy and leisurely stay with us.


Under no circumstances may more than the maximum number of persons specified in the Property Description and listed on the Booking Confirmation (whichever is lower) occupy the property except by prior written agreement by TTBV. The property cannot be re-let or sublet to any other group/party or individual without the written approval of TTBV.

The standard number of guests for our villas are:

1-Bedroom Villa: Max. 2 Adults + 1 Adult/Child w/extra bed or crib (charges apply)
2-Bedroom Villa: Max. 4 Adults + 2 Adults/Children w/extra beds or cribs (charges apply)
3-Bedroom Villa: Max. 6 Adults + 3 Adults/Children w/extra beds or cribs (charges apply)
4-Bedroom Villa: Max. 8 Adults + 4 Adults/Children w/extra beds or cribs (charges apply)


The number of Guests that a property can accommodate can only be increased by prior arrangement with Temple Tree Management. Should a group arrive with more guests than agreed, they will be required to pay an additional charge per Guest per night for the entire duration of the rental period. At TTBV’s discretion the ‘extra’ Guests may be asked to vacate
the Villa immediately. Exceptions to this clause are made only for infants under 24 months old at the time of travel.


If you would like to increase the number of Guests by more than the number listed in your Booking Confirmation we can set up additional beds within the existing rooms. Kindly request additional beds at least 72 hours before arrival.


Covers general cleaning of the Villa to keep the interiors and pool/garden clean and tidy as well as change of towels & bed linens. It is not the housekeeper’s responsibility to cook, serve, wash dishes, pots or pans nor to clean up after Guests. If you would like additional Maid Service please make this request at the time of Booking so we might best be able to care for your needs. Additional charges apply.

We provide full bedding, bathroom towels and beach towels changed fresh before your arrival. We then provide additional changes after every 3rd night of your stay. More frequent changes will incur additional charges.

On Sundays there are no Housekeeping Services unless agreed with us in advance. Our staff’s regular working hours are from 9am to 5pm from Monday to Saturday. For additional after-hours service please contact us.

If you request our staff to assist you with laundry, washing and ironing then we cannot be held responsible for any shrinkage or damage that may happen to your clothing. Additional charges apply.


For the protection of TempleTree property and our Guests we only allow approved 3rd Party Catering and Service suppliers. If you would like a Private Chef we can help arrange one for you. In the past we have found that Chefs need access to the Villa very early and late and this can compromise the security of the Property unless we pre-approve the Chef. Chef’s also have a habit of being very messy and can cause extensive damage to the kitchen of a private Villa. For this reason we only allow Chefs pre-approved by TTBV in advance. Any damage caused by a Chef, Caterer or 3rd Party Service Provider without pre-approval by TempleTree is the responsibility of the Guest. Under no circumstances can 3rd Party Contractors ever be given Villa or Property keys.


Our Temple Tree Villas are each located within an exclusive private secure gated Villa Community. We therefore request you respect our neighbors and keep your noise to acceptable 'talking' levels. If you wish to play music into the evenings then please do so but inside your Villa with the doors closed – never outside. Loud music inside the Villa should not
be played after 10pm. Please keep background music to talking levels when outside. Failure to observe these rules will be addressed and could result in immediate eviction in severe cases.


At Temple Tree we love our neighbors! TTBV wishes to maintain a family atmosphere for the quiet enjoyment of all our Guests. We rent to families and responsible adults. We ask Guests to be respectfully quiet and peaceful. Our village comprises both Balinese/Indonesian residents and international Travelers and has strict policies regarding noise that must be respected.

To avoid noise and nuisance to neighbors it is recommended:

  • To monitor the level of sound being emitted from electronic devices at all times of the day.

  • Place music systems on rubber mats and facing inwards towards your Villa to help absorb sound.

  • If going out or returning home late at night take extra care not to disturb neighbors through loud voices, slamming of doors (car & Villa) and/or vehicle engine noise etc.

  • Make sure the children are playing in a way that is considerate to neighbors and not causing a disturbance.


If we receive a complaint from our Neighbors or Guests we will notify you directly to reduce your noise/disturbance. If we then receive a second complaint about careless or excessive noise we will have to contact Temple Tree security and/or Village authorities requesting that the person responsible reduces the noise and nuisance to neighbors and the community. Should the noise/disturbance persist we retain the right of immediate eviction from the Villa without refund. The penalties for causing excessive noise are both quickly administered and strictly enforced.


Generally, we do not accept pets into any of our Villas. However, there may be certain exceptions such as care giver dogs for the blind. In such cases you must obtain written permission in advance from TTBV.


TTBV take special care to minimize the impact we place onto the environment. We feel it is both our and our Guest’s responsibility to care for the environment. We therefore ask you to think carefully and be thoughtful about the usage of both water and electricity.

We thank you in advance for your consideration and participation. This helps us keep our Villa rentals prices for you as low as possible and protects Bali’s environment.


You accept and acknowledge that you are responsible and liable for the safety and well-being of all your Guests, 3rd Parties you contract and any other persons you invite to visit Temple Tree during the time of your rental. You and your Guest(s) are required to take due care when residing at our properties and be especially watchful of children playing in the gardens, near or in the pool, remembering there is no lifeguard and surfaces can be slippery. Children must be under the supervision of an adult at all times when staying at Temple Tree Villas. You are not permitted to enter the Villa when wet from swimming or showering as we extensively use naturally finished timber floors that will be water damaged. Please towel yourself dry before entry. Damage or injury arising as a result shall not be the responsibility of TTBV. You are encouraged to act responsibly and courteous during your stay. Under no circumstances can glassware be taken into the pool area or pool.


Items left at a property will be returned only upon request and at the Guest's expense. TTBV is not liable for lost items. Please contact us immediately. TTBV will only hold items for fourteen (14) days before they are discarded or recycled.


Weather conditions can be unpredictable in the rainy season. TTBV cannot be held liable for unpleasant or unsuitable weather conditions and no refunds are made for such conditions.


TTBV cannot predict construction plans (by local authorities or neighbors) in the area and therefore cannot be held responsible for any inconvenience they cause. Temple Tree will not do any offensive construction to the Villa during your rental period. We cannot be held responsible for any 3rd Party building works undertaken by others that take place over your rental period. We will endeavor to inform you in advance. No refunds can be given in the event of nearby Construction.


Means any unusual and unforeseeable circumstances beyond our normal control which the consequences of could not have been avoided even when exercising all due care. Such circumstances or events include but are not limited to civil unrest, riot, war, epidemics or pandemics, industrial disputes or strikes, unavoidable or unforeseen technical problems with the Villa, transport, or closure or congestion of airports, terrorist activity, natural disasters, industrial disasters, fire, theft, flooding and adverse weather conditions. In the event of any of the above then a reduction of services may result with or without refund or compensation.


Verbal changes of Contract are valid only if agreed and confirmed in writing by TTBV.


TTBV reserves the right to correct any printing or typing errors, omissions or calculation mistakes at any time. We also reserve the right to amend from time to time our Terms and Conditions that apply to your Booking with or without prior notice. In all matters the original English language version of these Terms and Conditions apply and take precedent.


TTBV prides itself on its secure private location next to Kedonganan Beach, premium quality, natural materials, luxurious décor, personal attention and Guest experience. We hope the accuracy of our Villa descriptions, tranquil relaxed surrounds, village vibe, level of service and cleanliness surpass your expectations. Should you feel that we can do better or the Villa has not met its description or your satisfaction then I would so appreciate you bring this to my personal attention (Tari) so I may provide you my first and earliest opportunity to remedy. I pledge to address your concerns forthright and offer whatever concessions and incentives for an even better next visit.
